Should You Hire a Real Estate Agent or Sell on Your Own?

A lot of homeowners consider selling their home without a real estate agent for two main reasons.

They want to save the commission, and they think selling a home looks easy.

I understand the thinking. From the outside, it can seem simple. Put a sign in the yard, post the home online, answer a few calls, show the house, accept an offer, and head to closing.

A successful sale depends on pricing, exposure, buyer qualification, negotiations, inspections, appraisal issues, financing timelines, disclosures, contract details, and follow-up all the way to closing. If one of those pieces is handled poorly, the money a seller hoped to save can disappear quickly.

Most For Sale By Owner sellers are not trying to make a bad decision. They are usually trying to be smart with their money.

The two most common reasons are:

  • They want to avoid paying a real estate commission

  • They believe selling a home should be easy

Those are understandable reasons, but they do not tell the whole story.

The real question is not just, “Can I save commission?”

The better question is, “Can I sell the home for the best possible price, with the least amount of risk, while protecting myself through the entire transaction?”

The Biggest FSBO Problem Is Limited Buyer Exposure

One of the biggest issues with selling on your own is limited buyer exposure.

In real estate, exposure matters. The more qualified buyers who see your home, the better chance you have of creating interest, showings, and strong offers.

When fewer buyers see the property, you may not get the same level of competition. That can affect your final sale price.

A good real estate agent helps put the home in front of more people. That includes buyers, buyer agents, online searchers, local contacts, and people who may not have found the home otherwise.

When Selling Without an Agent Might Make Sense

There are a few situations where selling without an agent might make sense.

The most common example is selling to someone you already know, such as:

  • A neighbor

  • A friend

  • A relative

  • Someone who has already expressed a serious interest in the home

In those cases, you may not need the same level of public marketing because the buyer is already there.

Even then, there are still risks.

You still need to think through pricing, inspections, financing, repairs, appraisal concerns, contract terms, deadlines, disclosures, and closing details.

A simple deal can become complicated quickly.

Be Careful Selling to Friends or Family

Selling to someone you know can sound easier, but it can also become personal.

I knew of a situation where someone tried to buy an old family home from his aunt. The aunt wanted far more than fair market value. He had the home appraised and offered what the appraisal supported.

The sale did not work out, and the relationship was damaged.

That is one of the things people do not always consider.

The value is not always in one big moment. A lot of the value comes from preventing problems before they become expensive.

My Honest Advice If You Want to Sell FSBO

My first advice?

Don’t.

Jokes aside, I do think you should at least talk to a real estate agent before deciding to sell on your own.

You do not have to hire the first agent you speak with. You do not have to make a rushed decision. But you should understand what your home may be worth, what your competition looks like, and what risks you are taking on.

If you still want to try selling on your own, set a clear timeframe.

Give yourself two weeks or 30 days.

During that time, pay attention to what the market is telling you.

Ask yourself:

  • Are you getting showings?

  • Are qualified buyers reaching out?

  • Are agents calling?

  • Are people asking serious questions?

  • Are you receiving real offers?

  • Are buyers reacting positively to the price?

If the answer is no, it may be time to bite the bullet and hire a professional real estate agent.

Final Recommendation

Selling your home on your own can work in limited situations, especially if you already have a buyer you know.

But for most sellers, FSBO is riskier than it looks.

Saving commission sounds good, but limited exposure, poor pricing, weak negotiation, inspection problems, appraisal issues, and contract mistakes can cost more than expected.

If you want to sell for a strong price, protect yourself, and avoid unnecessary headaches, talk to a real estate professional before making the decision.
